I have purchased a new house and will be moving in a month. I have lived in my current primary residence for 5 years. This house is not ready to sell so the question is how long do I have to fix it up and move it on before capital gains tax is an issue?

Also would having my child live in the house while fixing it be an issue? we are willing to consider any arrangement as money is not currently my main concern so rent/board/stay without cost are all ok. The least complex solution is preferable.

Just adding, my son is currently studying so will not be able to make the move for another 6 to 12 months. Staying in our current house isnt essential after a certain time however I am not ready to sell this house yet as it requires some work.

Quick Property Sale

I just bought a house for an investment. I was going to rent it out. It has not closed yet. I now realize I made a huge mistake because person who was going to assist me emotionally and with a few renos has no intention of doing so. How long do I have to own the house to then sell and recoup the expenses?
True enough. I was thinking a few year s too. Live and learn I guess. So much for waiting 7 years to make the actual decision.

Repossession

I’m new to house buying, so would appreciate your advice. I want to buy a house, but I don’t know what procedures will involve when the price decreases and you have to sell it anyway.

Let’s take an example: you buy a house now at 170,000. 7 years from now, suppose the price is only 150,000. Does it mean that you will have to find 20,000 to pay the mortgage lender? And is there any other money you have to pay?

Sell and Rent Back

I want to get equity out of my home while I am living. The house is free and clear and has no mortgage on it. I wish to sell the house yet continue to live in it until my death, at which time the house will belong to the person or institution which gave me money for the house. What is this type of will called and who would I have to contact to make such an arrangement.
I believe this is called a “life time estate” but not sure. Where could I get more information?

Rent Back

My husband wants to sell house, I am on the deed too, if I don’t want it to be sold, can it? even if he says he going to put it up for sale, and we are married now??
He makes all house payments, I’m home with the kids, he’s in another state in the millitary, he is threatening this, (divorce soon for abuse) I want full custody, he wants me to feel scared about not having a home, he makes a good ammount of money! very abusive, I just wanted to know what my rights are with the house too!
