Best Mortgage Rates Refinancing – Low Rates Tips

Mortgage Rates to the average prospective homebuyer, are appear to shift up and down without reason. With as many diverse types of mortgages as there are mortgage rates, finding what you need can be difficult. “Long-term mortgage rates were mixed, but relatively unchanged in the past week as the latest economic indicators came in much as expected,” said Frank Nothaft, chief economist at Freddie Mac.

Mortgages will allow you to own a home, whether a starter home or the home of your dreams, without having to wait until you can pay for it outright. The truth about the housing market foreclosures are up, housing prices are down, and mortgages are harder to get. With Adjustable Rate Mortgages (ARMs), periodic changes relating to a defined index are made to the interest rate. It is important to educate yourself when it comes to subprime mortgages, especially if you have shaky credit.

Interest rates are also subject to credit and property approval based on secondary market guidelines. Adjustable rate or variable rate mortgage loans have interest rates and monthly payments that fluctuate. They often have higher interest rates than conforming loans, but the difference may vary depending on the economy. Based on the amount of equity, interest or ownership for a property; the loan amount is the difference between the current value of a property and the amount that is owed on it. Be sure to investigate your interest rates and determine what you can afford.

By comparing interest rate quotes, you will be able to make an informed decision on a new home loan, home equity loan, mortgage refinance or second mortgage. If you already have a mortgage but aren’t satisfied with your current mortgage rate, you can refinance it to get a lower rate. This will help people refinance and give potential buyers a chance to get a house and lock it in with a low rate, then raise it back to 5%.

One of the decisions you’ll have to make includes whether to get a fixed rate mortgage (FRM) or an adjustable rate mortgage (ARM). In general, the lender offers ARM borrowers a discount on that rate because the adjustable interest rate makes the loan less risky for the lender.

Mortgage rates are always negotiable and sometimes you may end up with a higher mortgage loan rate even after thorough research and negotiations.

Tips - Buying A Property At Auction

In recent times more and more people are deciding to purchase property at auction. One of the main attractions of doing this is that you avoid the conventional drawn out process of house buying; the decision of whether you have successful purchased the property is decided in a matter of minutes; as soon as the auctioneers hammer falls.

If you are new to the routine of purchasing at auctions it is advised that you go to one or two auctions purely to just sit and watch the process take place so that you know exactly what to expect when you come to bid on a property.

It has been said that you could save up to 40% on a property by buying it at auction. There are however a few unwritten rules that you should abide by when it comes to buying your property at auction. The reason these unwritten rules are advised is because they will make the auction process a lot smoother and will avoid you making decides you don’t want:

• Don’t buy a property before you’ve sold yours i.e. before the completion has happened. This is of course assuming you’re relying on that sale to buy at the auction.

• Don’t buy a property without having had a survey done. Not only will you limit the potential nightmare of building problems but you’ll also have a basis on which to bid, as well as knowing your mortgage limit and how much of a deposit you’ll need.

• Always set a price limit on a property. Juts because someone is bidding higher than you doesn’t mean that the property value has gone up.

If your bid is successful on a property you are legally bound to buy the property and will need to put a down payment deposit there and then of 10% of the property’s price. This brings me to my next point; aspects that you need to bring with you to the auction house. You should take your brochure from the auction house and your personal details as well as the name of your solicitor and their address and contact phone number. Remember it is important that you phone the auction house before setting out to ensure that the property you want to bid on hasn’t already been sold prior to the auction and that it also hasn’t been withdrawn.

Below are some pieces of advice for things you should do before going to the auction house:

• Obtain a brochure from the auction house and read the details thoroughly and identify the properties you are interested in.

• You should arrange a viewing of the lot(s) that you are interested in, viewing arrangements for the property will be listed in the catalogue. It doesn’t matter how many you view as you should view any properties you are interested in.

• Always get legal or professional advice from a solicitor and, in appropriate cases, a chartered surveyor.

• Make financial arrangements to ensure you have a 10% deposit ready for payment on auction day, when the contracts are signed and access to the remaining 90% within 28 days.

You should be aware that buying a property at auction is a legal binding commitment that carries the same legal implications as a signed contract.

Quick Property Sale

Fort Lauderdale, Florida - 2009

Homeowners in Fort Lauderdale, Florida and other major cities face a serious problem that is plaguing the country and that problem is the foreclosure crisis.  Everyone is hearing about the big lender bailouts from the government and lenders are being affected by the foreclosure crisis as well.

Fort Lauderdale neighborhoods are sinking in value since lenders are repossessing homes and the same lenders place the same houses on the market for thousands and tens of thousands less than the average homeowner.  Homeowners with a house that has little to no equity have little success putting their house up for sale, so they choose to contact a real estate agent.  Real estate agents are falling victim to the foreclosure crisis as well and are up to their eyeballs with listings that sit on the market for month after month and sometimes up to a year or longer.  Result is real estate agents are turning homeowners away and letting them take up for themselves.

Foreclosures are a big problem in Fort Lauderdale and other cities in Florida that is why lenders are becoming more proactive with finding solutions to end the crisis.    Lenders are aware that a majority of homeowners have little to no equity and are coming up with ways for owners that want to sell their house rather than hold on to it.  One way that lenders came up with is a process called the short sale.

A short sale is when the homeowner’s lender agrees to reduce the mortgage balance owed to allow a quick sale on the owners house and to make it more marketable.  Short sales are beneficial for homeowners because it helps a homeowner sell their house fast and walk away from a home they can no longer afford to keep.  Plus when a homeowner decides to buy another home some lenders back by Fannie Mae and Freddie Mac may lend to them within 2 years rather than 5 years if the homeowner let their house go to foreclosure.

Lenders are doing short sales in Fort Lauderdale Florida and really any city in the US.  Lenders agree to a short sale also because it allows them to cash in or the note they are holding so they can put their money to use in another performing loan.  The also save money on doing a short sale because taking a mortgage to foreclosure can be costly and reselling the home can take a half of year easily.

Short sales are becoming a fast way for lenders and homeowner as one stop the foreclosure process while giving a buyer a good deal on a house that wouldn’t normally go for a good price.

What Determines Mortgage Rate?

age rate is the rate at which the banks are willing to lend money to you to buy a house or other types of property. The mortgage rate is determined in part by the repo rate that the reserve bank is lending money to the banks. That is not the only factor that determines the mortgage rate though. There are other factors involved and some of these factors are within your control.

That is why it’s important to shop around for your mortgage to get the best possible mortgage rate for you. But don’t be fooled by a very low mortgage rate. Some banks offer very a very low mortgage rate but then charge service fees that are way above other banks which means in the long run that your mortgage may cost you far more.

There are also many credit report companies who can help you with your credit score. It is important to have the best credit score possible, since your credit score also in part determines the mortgage rate the bank will offer you. A good credit score means a better mortgage rate. It can also mean lower deposits and lower insurance premium rates, so find out your credit score and try to improve it as much as possible

There are a lot of mortgage companies out there. This is good for you because they are all competing for your business and in order to compete they often offer a competitive mortgage rate.

And don’t just take the first loan offered to you, unless its the best of course! Find out if you can negotiate. Remember each percentage point on your mortgage rate, translates to thousands of dollars saved in the long run.

Finally, research the different loans available at different mortgage rate. There is a best type of loan for you and again, by applying for the right kind of loan, getting the best mortgage rate, you will or could save thousands which could be used for other things - like college, retirement or holidays…

The extra effort you put into finding the right loan at the best mortgage rate is well worth it in the long run.

But whether you’re looking for a fixed or variable mortgage rate loan, be sure to shop around for the cheapest mortgage rate.

Atlanta Has One of the Highest Foreclosure Rates in the Nation

Due to the presence of a string of problems, such as rising rates and falling prices, several bad credit loans and also a heavy rate of mortgage fraud, the concentration of foreclosure has increased in Atlanta, Georgia. When analyzing foreclosures by state, the state of Georgia presents itself as one of the hardest-hit markets for the huge foreclosure mess that’s happening lately, with the concentration being in DeKalb and Fulton counties and in the capital city Atlanta. This abysmal trend has begun in 2001.

There are a lot of connected problems with foreclosures in Atlanta. It is not just about making someone homeless. With so many foreclosure homes in Atlanta, all occurring in a concentrated form in various parts of the city, they lead to the problems of homelessness, crimes in these empty homes, depreciation of the neighborhood in which the empty homes are present, loss of the tax income the state gets and a general loss of face for the city.

Subprime loans may seem to be a good option for people with bad credit to get their homes, but they are turning to be a problem where the overall economy of Atlanta is considered. Due to defaulting subprime loans, the rate of foreclosure houses in Atlanta has increased immensely. People who file for Chapter 13 bankruptcy in Georgia do so thrice faster than people on a nationwide level. A major reason of these bankruptcy filings is a defaulting subprime loan.

Another disturbing trend seen in Georgia, and notably Atlanta, is the large number of African Americans who are bearing the brunt of increasing foreclosures. In present times, most of the foreclosure homes for sale used to belong to African American people of the state who took the benefit of the riskier loans due to their affluent status and the privileges accorded to minorities.

Stop House Foreclosure – Financial Hardship Paperwork

In order to get your mortgage company to work with you to stop house foreclosure, chances are that you will need to provide them with a whole lot of documented proof of financial hardship. Financial hardship requirements and paperwork varies by mortgage company but here are a few things you should be prepared to provide them.

1. A current overview of your income and expenses. In order for them to decide if they are willing and/or able to work with you, they will need to know what your current financial picture looks like. Here is where you are going to need to get honest with yourself and your mortgage company about what your financial picture really looks like. Doing this exercise might also help you figure out where you can cut back on your expenses. If you want to stop house foreclosure, you will need to find areas to cut back.

2. Documented proof of your current income. If you have a job, this will mean getting pay stubs. If you have incoming coming in from other sources, you will have to provide proof of that as well. I had child support and maintenance payments that I had to provide proof of. Sending them copies of checks worked in my case.

3. Tax returns for the past few years. My mortgage company required the past 3 years of tax returns. If you file a 1040, just to be on the safe side, I would provide them with any schedules (A, B, etc) and any additional forms as well as the 1040 form itself.

4. Hardship letter. Here is where you explain what your financial hardship is. Here is where you get to make your case. Explain that you want to stop house foreclosure and what your situation is. Some things that many mortgage companies will accept as financial hardship is divorce, job loss or disability.

Every mortgage company has different requirements and in order to stop house foreclosure, you will need to get the requirements from your bank.

A helpful tip: Fax or email all of the paperwork that they want all at once. They are busy and it is very likely that your information could get lost or misplaced if you fax or email your paperwork in separate batches to them. Also always reference your loan number on everything that you send to them.

Sell and Rent Back Homes Quickly

It is of little surprise that recent interest rate rises have taken its toll on house prices across the UK. The number of new mortgage approvals in the UK fell to a 12-month low in April, Bank of England figures show. Mortgage approvals totalled 107,000 in April, down from 111,000 in March and the third monthly decline in a row. In a further indication of weakening buyer demand mortgage lending rose by £8.9bn, much less than expected and the weakest rise since September.

“The Bank of England will be comforted by today’s news which shows its monetary tightening is taking effect,” said Thushani Gajasinghe, an economist at the Centre for Economic and Business Research.

“With a further quarter-point rate increase possible in the third quarter, consumer lending may cool further.”

But now, after a fourth quarter-point interest rate rise in just nine months – and another seemingly on the horizon – are the bears among the property commentators finally about to be proved right?

So what does this all mean for the property market at the moment?

It would seem to reconfirm that we are essentially in a flat market still, except London who are experiencing double digit growth still. All this may change off course if interest rates rise any further, as those with the largest mortgages will be hit the hardest. This could mean a transition in the market as people downsize to cheaper properties creating a demand for first time buyer properties. It all boils down to the old fashioned fundamentals of affordability.

Property indices suggest growth had already started to cool off in the months preceding last week’s base rate rise.

Research from Nationwide, for example, showed that average house price growth between February and April fell to just 2 per cent – the lowest three-monthly increase since last August, when the recent cycle of rate rises began.

Prime locations such as London are also more immune to interest rate rises because of a high level of cash buyers and overseas investors. But other areas – such as the north-west and the East Midlands – are more vulnerable. Although wages have also increased, homeowners are having to set aside a higher proportion of income to cover their mortgage.

If you are having difficulties with servicing your mortgage debt, Sell Your Home Quick are happy to provide advice on getting your payments back on track. And we will endeavour to help those unfortunate to have repossession orders up until the last few days of eviction. We will also rent the property back for a desired period of time at a rent you can afford.
